The villa features an open-concept design complete with ceiling fans, ideal for promoting natural airflow to keep the home comfortable while allowing you to enjoy the soothing sounds of crashing waves and chirping birds. The views will take your breathe away with windows throughout and the arched doorways to the pool and beach. Both floors are 1446 sq ft / 134 sq mtr.

Enjoy the Pool or Ocean Outside Your Door

You can enjoy a refreshing swim in the beachside pool or take a dip in the magnificent Pacific Ocean – the decision is yours. The ultimate is surfing in the morning and lounging in the pool while sipping a coffee, tea or cold beer and watching the waves you just surfed! The pool is a very nice 30′ x 10′. There’s an outdoor fresh water shower to rinse off after your swim or surf.

At the rear of the house, you’ll find a practical brick barbecue, designed to accommodate both coal and wood for grilling.

Three Georgeous Bedrooms

The Tres Volcanes Ocean Villa feeatures 3 bedrooms. 2 master suites are located on the top floor. Each room is set up to sleep 3. Headboards have been made up for two twin beds in each room that match up so that when the beds are put together it makes a single king size bed. We set the rooms up per the client’s request – with the king bed or with it split into 2 twin beds. Each bedroom has an ensuite bath.

The upstairs bedrooms are absolutely gorgeous! The bedrooms have large glass doors looking out on the ocean. Eeach room spills out onto a balcony overlooking the Pacific Ocean and miles of coastline

Stainless Steel Appliances Throught the Kitchen

The kitchen boasts stainless steel appliances, including a gas stove/oven and a refrigerator. Additionally, a pantry located behind the kitchen offers the convenience of extra storage space, complete with a freezer.

View of 3 Volcanoes from Balcony & Rooftop Deck

You will find spectacular views of three vlocanoes with the most prominent being Momotombo. You can see the volcanoes on the balcony on the second floor that is shaded and looks inland or on the stellar rooftop deck. The Rooftop Deck features a palapa to create you own happy hour and shade.

Custom Made Furniture, Doors and More

All of the wood in the home was selected to withstand the humidity at the ocean. The kitchen is constructed using the rich and exotic tiger wood, known for its distinctive and captivating grain patterns. Tiger wood, also known as Goncalo Alves or Brazilian Koa, is a hardwood known for its striking appearance and durability. It features a deep orange-brown background with dark, irregular stripes resembling the stripes of a tiger.

Red cedar, known for its durability and aestethic appeal, can be found in the kitchen, living room and dining room. The kitchen ceiling featuring the red cedar is a visually captivating focal point with warmth, character, and natural beauty. It makes you feel right at home.

Some notable features of the custom furniture include a live-edge dining table located on the poolside patio. This unique table incorporates a removable central section, revealing a concealed tray designed for serving ice and drinks.

Full Laundry Service

On the lower level of the house, you’ll discover a versatile storage room thoughtfully equipped with a fully functional laundry setup, providing ultimate convenience for your everyday needs. Additionally, within this room, you’ll find a well-appointed half bathroom, offering both practicality and comfort to the space. The villa has a total of 3.5 bathrooms.

Caretakers Casita & Management

There is also a small casita at the property entrance that currently houses the family I hired for minor repairs, upkeep and security. It is set like a studio apartment with a small kitchen, and bed and a separate bathroom with a shower. The casita is 195 square feet – just under 14 feet square.

Property managers; Matt and Rachel have done an amazing job and would love to stay involved along with the caretaker, Rosario. This is a plug and play income property.

Well Water

The villa has a great fresh water supply. They piped the water down the road to their group of houses, and it goes right by my property. They allowed a select group of owners to tap into their water line and I was lucky enough to get involved with that. So our fresh water supply is metered from their pipeline that we pay them for. Anyone in the area who doesn’t have access to this supply has to have water trucked into their properties which is much more expensive. We still supply large bottles of water for rental clients to cook with and drink.

Sea Turtle Sanctuary

Within a mere minute’s stroll along the beach lies a captivating sea turtle sanctuary known as Vivero Tortuga. This sanctuary is a haven for these majestic creatures and plays a pivotal role in their conservation efforts. One of the most enchanting experiences offered here is the daily release of baby turtles, a heartwarming event that takes place from mid-November through to the first week of January. Witnessing these tiny hatchlings make their journey into the ocean is not only a memorable encounter with nature but also a chance to support the vital work of protecting these magnificent sea turtles.”

Uncrowded Surf

Salinas Grandes offers a couple of miles of untouched, isolated beach breaks. You can find uncrowded surf right in front of the villa. This is a seemingly endless sand bottom beach break offering peaky a-frame barrels. North of Salinas Grandes there are more reef and river mouth spots worth checking, that can get good. Within a short drive you also have Puerto Sandino. This World Class left is a sand bottom point break located at the mouth of a river. A 300 – 400m reeling left, this wave has something for everyone. Works best on a low-incoming tide, 3-4ft swell with 15sec+. Often works in swells as small as 1-2 and as big as 4-6 as well.

Great Fishing

There is great fishing off the beach or in a panga inshore/offshore. You can rent a panga and driver from locals and can catch tuna, spanish mackerel, dorado, wahoo, pargo and more. The owner has caught snook (very desirable fish) surf casting right in front of the villa.
